How do I find out how many hours of Continuing Education hours I have left?
If you have taken your CE courses from IAR, you may go to the IAR Website and click on "Education." You will be able to look up your record of classes taken through IAR sponsored classes. If you have any questions regarding the information, you may call Carrie Elliott at 217/529-2600. If you need information regarding classes taken at other sponsored schools, you will need to call the Office of Banks and Real Estate at 217.782.3274 or visit the Illinois Department of Financial and Professional Regulation, Division of Professional Regulation, Bureau of Real Estate's CE Look Up at
IDFPR. Be sure you have your Illinois Real Estate license number available.
How do I go about changing the sponsoring broker at the time I renew?
Have your new broker complete the reverse side of the renewal form. There is an additional $25 fee required to make this change with your renewal. Your previous broker is required to submit a copy of your terminated license to the Illinois Department of Professional Regulation.
My broker is on vacation or is not available to sign the renewal. What do I need to do to submit my renewal?
Your managing broker must sign your renewal prior to submission. If your managing broker has given power of attorney for his signature to another individual, then that individual may sign the renewal on the managing broker's behalf. If this is not the case, it will be necessary for you to wait and submit your renewal upon your broker's return.
As a REALTOR, do I need a seperate license to sell a business?
The rules regarding selling a business are governed by the Illinois Business Broker's Act of 1995. Specifics are rather complicated. More information is available from IAR under the Heard it on the Hotline section. Once you are in this section, the information is under the 'Agency Resources Section' and is question #2. illinoisrealtor.org
When are you holding continuing education classes for broker license renewal requriements
Broker renewal is by April 30th of even numbered years, i.e. 2006, 2008, etc. If you are renewing during such a period, look under Education for the current c.e. schedule.
Can unlicensed assistants perform all ministerial acts?
Ministerial acts are by definition acts that are informative and administrative in nature. Following are the rules for unlicensed assistants taken from an article by Steve Bochenek, IAR's legal counsel:
"The rules implementing and interpreting the Real Estate License Act provide that an unlicensed personal assistant may;
a)answer the telephone, take messages, and forward calls to a licensee
b)submit listings and changes to a multiple listing service
c)follow up on a transaction after a contract has been signed
d)assemble documents for a closing
e)secure public information from a courthouse, sewer district, water district, or other repository of public information
f)have keys made for a company listing
g)draft advertising copy and promotional materials for approval by a licensee
h)place advertising
i)record and deposit earnest money, security deposits, and rents
j)complete contract forms with business and factual information at the direction of and with approval by a licensee
k)monitor licenses and personnel files
l)compute commission checks and perform bookkeeping activities
m)place signs on property
n)order items of routine repair as directed by a licensee
o)prepare and distribute flyers and promotional information under the direction of and with approval by a licensee
p)act as a courier to deliver documents, pick up keys, etc.
q)place routine telephone calls on late rent payments

If I have 15 hours of Continuing Education for this renewal cycle, can I carry some of them over into the next cycle?
Unfortunately, carry over in not allowed. All CE hours have to be within the two-year cycle.
How do I register as a team?
IAR has a brochure entitled "Teams and the Illinos Real Estate Brokerage Firm' that will help you to consider the legal principles and issues involved. The brochure is also available from the MORe REALTOR store.
The first thing to do is to talk to your broker to clear the concept with him or her because he or she is still ultimately responsible for the team and its members.
If the team has a name that will be used in advertising without the brokerage company name, the sponsoring broker must register that name following all the guidlines for name registration.

All contracts and forms on the MORe website and in Connect MLS are created for 8 1/2 x 11 paper.
My Realtor License expired approximately 3 years ago, how do I go about renewing my license?
This question should be directed to the Illinois Department of Financial and Professional Regulations at 1.217.782.3414. They are the Springfield licensing dept. who holds all real estate licenses. Please have your social security number or expired license number available.
According to Section 5-55. Expiration and renewal of broker or salesperson license;
(a) Any broker or salesperson whose license under this Act has expired shall be eligbile to renew the license for a period of 2 years following the expiration date, provided the broker or salesperson pays the fees as prescribed by rule. A broker or salesperson whose license has been expired for more than 2 years shall be required to meet the requirements for a new license.
Why have I been deactiviated?
Have you paid your quarterly MLS bill? If not, log onto the My Account section on our site and pay it. If you have paid, please call the Association at 630.324.8400 and someone will assist you.
Is there a formal policy on what information the association shares about its members?
The Association does not release any information regarding members to non-members. Members, however, have access to Rosters, phone numbers, etc. Also, member information is transmitted to the National Association of REALTORS, the Illinois Association of REALTORS and MLSNI.
How is market time on a listing calculated?
Market time is calculated from the List Date to the Current Date. Once the listing status changes to Pending or Closed the market time calculation changes to List date to the Contract Date. If the listing expires the market time ends at the expiration date.
If the property was on the market 90 days prior to the listings List Date, and it wasn't in a CLOSED status, all the market time from the previous listing will be added to the current listings market time.
Where can I find instructions for E-mailing photos to MLSNI?
MLSNI no longer accepts e-mailed photos since agents are now able to use ConnectMLS to attach the photos to their listings themselves. See below:
Posting Photos through the new ConnectMLS inputting system
Existing Listings:
From the home page of ConnectMLS, click on the Listings tab at the top of the page.
Select Add/Edit Photo from the list of options.
Enter the listing number and click Submit. Follow the instructions there to post your photos.
-OR- If you do not know the listing number:
From the home page of ConnectMLS, click on My Listings/Transactions on the left side.
Click on the pen under the Edit column of the listing that you would like to add photos to.
Select Add/Edit Photo from the list and then click Continue.
Click Browse and locate your photo on your computer.
Click Add Photo to post the photo to the listing.
Click Save when finished to add the photos to the listing. If you click cancel, the photos you added will not appear.
New Listings:
After selecting B (PS) in the photo field of listing input, you can post a maximum of 7 photos at the bottom of the screen before continuing on to save the listing.
**If you choose A (TP) for us to shoot the front exterior photo, you will not have access to post any additional photos until the main photo has been shot and posted on the listing. After the photo appears on the listing, follow the instructions above for Existing Listings to post additional photos.

You have a few options for contracts..you can visit the MORe REALTOR store and purchase them in packs of 25, you can download them by following this link or you can download forms off of Connect MLS.
How does a realtor go about renting to a section 8 tenant?
For DuPage County, please call the DuPage Housing Authority at 630-690-3555. For Cook county, you would need to contact the local housing authority.
Do I need a special license to rent to section 8 tenants?
There is no special license required. Section 8 tenants would be treated like any other rental prospect. However, the property will need to meet certain federal requirements on inspection.
How do I obtain a lockbox for my listing?
Talk with your broker regarding office policy on lockboxes. MORe has Sentrilock lockboxes available in the REALTOR stores for sale.
I am an IL sales associate with a Broker's license. What do I need to do in order to be my own Broker/open my own office?
There are many decisions to be made when you want to start your own office. Follow this link to find helpful information on the business structure that is best for you, business planning, E&O insurance, escrow, IDFPR, etc. Once you have made your decisions, you will need to register the name of your company with the state and then with IDFPR. If it is a name other than your own, you will need to register the Assumed Business Name in all counties in which you will do buisiness. There are links to the counties on the above listed website. You will need to fill out an office application form and submit the appropriate monies to MORe to open your own MLS office. You are not able to sponsor agents until you have your license in your new name back from IDFPR.
How long do you have before you have to have a listing in the computer?
This information is available in the Rules and Regulations for MLSNI at under Forms and Documentation.
The short answer is 72 hours from the time all necessary signatures are obtained.
My MLS account was cut because I paid my fee late. How long do I have to wait to access again?
This will depend on how you paid. If you paid under the My Account section before 11:30 a.m., your MLS account will be activated at approximately 1:00 p.m in Connect MLS. If you paid before 4:20 p.m., your MLS account will be active at approximately 7:00 p.m. If you paid later than that, it will be updated at approximately 1:00 p.m. the following day. Compass and RE/Xplorer will be updated from Connect over night.
If you paid by credit card over the phone and you must have access, your MLS account for Connect MLS can be activated by the staff person who takes the call. RE/Explorer and Compass will be activated the day following your call. There is no way to activate RE/Explorer or Compass manually
Is a Mold Disclosure legally required?
HUD requires mold disclosure on all HUD sales contracts after December 12, 2002.
Is there a place to download listing input forms?
Log in to www.mlsni.com. Click on 'Resources', then on 'Forms and Documentation'. You will see a category for Listing Input Forms.
Where can I find a list of all abbreviations used in creating MLS listings?
This information is available by logging onto www.MLSNI.com. Hover on 'Resources' and select 'Forms and Documentation'. Select 'Glossaries'. You will find both a residential and a commercial glossary of the abbreviations on all listing input sheets. Questions can be directed to the help desk at MLSNI at 630.955.2755.
Is there any way that I may know for tax purposes exactly what I have paid in dues ?

Is the cooperating commision split paid when another realtor is purchasing my listing for himself?
This is a question for your Broker.
What are the photo charges?
Charges for photos are as follows:
A REALTOR requested photo such as a new shot for a change of seasons and a photo for a relisted property: $5:00

Can I create address labels for a particular subdivision?
Following is one way of doing this. The MLSNI help desk does not support outside websites so if you have an issue with the government website involved, please do not call them.
1) Select any address in the subdivision
2) Go to: www.ffiec.gov and type in that address, city and state, then click "Search"
3) A four-digit census tract number for that address appears in the table of information provided
4) Click "Get Street Map"
5) A small red triangle indicates the location of the property on the map
6) Navigational tools appear above the map
7) Surrounding census tracts are in blue text, often difficult, but not impossible to read
8) Note the census tract numbers applicable for the boundaries desired
9) In ConnectMLS click:
- Search Tab
- Search type, General MLS
- Tax
- County desired
- Add/Remove "Census tract number" field
- Input census tract number(s) separated by commas only

I lost my shackle codes; what do I need to do to get them?
With the new Sentrilock system any lockboxes you own now have only one shackle code. The shackle code for all of your lockboxes was printed on your card carrier sheet. If you do not have that sheet, log into the Sentrilock website and search for your lockbox by serial number. One you find your lockbox click on the default settings button and scroll down the page to view your shackle code.
How can I open a key box when I try to show a house to my client.
You will need to ask the listing agent what type of lock box is on the house and what the procedure is for gaining access to the home. If the home has a Sentrilock lockbox, you will use your Sentrilock card for access.
I want to change my email address. How do I do this?
You may change your E-mail address by going to www.SucceedwithMore.com and clicking on REALTOR. Log on with last name, member number and password. Once in, click on the Your Account icon at the top of the screen. Follow the first link to change your own information. You can also call Membership at the association.
How can I retreive info on agents who showed my listings thru the keybox?
Your Sentrilock card carries data to the card reader and uploads it every time you renew your card in the card reader. If you want to view accesses to your lockboxes select the lockbox serial number in your inventory on the Sentrilock website and then click on view accesses. You can also manage your own settings and have the showing information emailed directly to your email address.
How can I get a roster of agent tour days for different suburban towns?
You can access a list of tour days by MLSNI area by logging onto MLSNI, hovering on Resources and selecting Forms and Documentation. A Tour Dates file is available there.
May I be a member of 2 boards. I am a broker.
As a broker, you must be primary with one Association. You could then be a secondary member with another Association. Agents in your office could then choose which Association they would like to join between the two that you are part of. Whichever board you choose to become secondary with, you will need to provide a letter of good standing from the primary board annually.

My company is offering to hold my license. Exactly what are my responsibilities and what are the company's? Is there a standard referral fee that I will receive or is this to be determined between the company and me?
Is the company holding your license a referral company or do they belong to the Association? If it's a holding company, you are not required to be a member of the Association because they are not a member of the Association. If the office is with MORe and they just want to hold your license, you will be required to be a full board member or a non-member in compliance. For fees, call 630-324-8400 and ask for the Membership department. The referral fee is between you and the broker of the company you are joining or staying with.
What do I and/or my office need to do to get approved to sell a HUD owned property and get a HUD key?

How do I put my license on hold/in a holding company?
To find a holding company, the Association recommends you contact some larger offices. Most have holding companies. While your license is in holding, you need to keep up on your C.E. You must terminate your membership with your current broker and with MORe. Ask your current broker to sign off on your license. A copy goes to the state and a copy comes to MORe. You get the original.
How do I change my last name on salesperson license (since I just got married)?
You send a copy of your original license and a copy of your marriage certificate with $25.00 to IDFPR - Real Estate Division, 500 East Monroe Street, Springfield, IL 62701.
When you receive your updated license send a copy of the license and a copy of your marriage certificate to MORe with a note explaining that you need your name to be changed. There is no charge.
Is an office address required on business cards?
No, however check with your broker to verify they are okay with no address on the card.
I have just shown a piece of property in a state adjoining IL. What do I need to do to write a contract on it?
First, click the link to determine if Illinois has a reciprocity agreement with that particular state. Then call the number listed to find out the particular requirments of that state. Each is different.
I want to change my MLS contact information.
You can change it yourself by logging onto SucceedwithMore and clicking on the Your Account icon. Under 'Update Your Personal Information' is a place to change that number and any other personal information you would like changed. This is transmitted to MLSNI.
You can also call MORe and ask Membership to make the change for you.
I forgot my member # and password to sign on.
You can call MORe at 630.324.8400 to get your member number. Each of the MLSNI websites and MORe allow you to e-mail for your password.
You must have an e-mail address on file with the Association in order to have the password e-mailed to you.
I received my first commission and would like to pay the tax on it, how does this work
The Association recommends you contact your tax preparer or accountant for advice.
When you list a property does it automatically list in Realtor.com?
If your broker has elected to be part of the MLSNI 'feed' to REALTOR.com and you have selected REALTOR.com in the Internet Listing field, your listing will appear about noon the next day. Occasionally, it takes a couple of days to appear, but this is rare.
Can I offer incentives, such as dining gift cards, to people who provide referrals that end in transactions?
Yes. Section 10-15(d) of the Real Estate License Act of 2000 authorizes the offer or payment of compensation (cash, gifts, prizes, awards, coupons, merchandise, rebates or chances to win a game of chance) to a consumer as an inducement to that consumer to use the services of a licensee, even if the consumer and licensee ultimately do not enter into a client relationship. Any advertisement under this Section must also comply with all requirements regarding real estate advertisements. Also, care should be taken not to offer compensation to unlicensed persons for referrals of clients - this is prohibited.
What is the appropriate response when a buyer asks about the neighbors/neighborhood/how many kids and their ages in the neighborhood???
You can respond by saying, "The best way for you to get a feel for the neighborhood is to drive through it several times at different times of the day and the week. That way you can see the people for yourself and the kinds of activities that take place. You can also call the local police department for any statistics they might have. Also, there are several websites that will provide you with information, Fact Finder.
If the client persists you will need to tell him/her that the Fair Housing Law prohibits you from answering that question.
How do I get certified for GRI?
GRI is controlled by the state association, the Illinois Association of REALTORS. In order to receive the GRI designation, one would have to complete Course I, Course II and Course III. The short answer is that we need a copy of your wall license with the signature of your current broker. A copy must also be sent to IDFPR and you retain the actual signed off license.
If you are going to another Association, you will need a 'letter of good standing' from MORe showing that you have paid the dues for the current year and completed orientation.
What steps do I take to change sponsoring brokers?
Assuming you have your new broker lined up, you will need to tell your current broker that you are leaving. He/she will remove your license from the wall, sign it and send a copy to IDFPR, a copy to MORe and give you the license. Take a copy of this to your new broker who will issue you a 45 day permit and send a copy to the state and a copy to MORe. There are fees to the state which must be paid. The fee to MORe is $25.00. You carry the 45 day permit until your new license comes back and you have your pocket card to carry again.

How do I pay my fees online?
Visit the website and log on with your last name, member number and password. Please note the password is case sensitive and is NOT the same password as MLSNI. Once logged on, you will see what you owe on the left side. Choose the pay option and then you may pay with telecheck or credit card.
How do I change my name with MORe?
If you want to change your name and it's not your legal name, a letter needs to go down to IDFPR with a carbon copy to MORe. The letter needs to include license number, legal name and the name you go by.
If you've gotten married, the Association needs a copy of your marriage certificate. If you have gotten a divorce, MORe needs the front-page from the court document showing the marriage has disolved.

Technically, it depends on your independant contractor's agreement with your current broker. Based on this document, it would govern the relationship between you and your broker. Thus, telling you what would happen with your current listings if you terminate with that office. Dues haven't been paid yet - when is cutoff date

How do I upload my headshot to my MORe Account?
Visit Mainstreet Organization of Realtors website. Log on with last name, member number (MLS I.D.) and MORe password. On the My Account page, click on the thumbnail picture to the left, that says no photo uploaded. Follow the link that says Upload Photo and click the browse to find photo saved on your system. Upload photo - photo should be a .jpg and the suggested size is 200 pixels wide X 300 pixels. Please note the photo should be a professional headshot only.
Does the radon disclosure apply to condominium buildings?
Yes, the radon disclosure currently applies to condos and townhouses, as well as single family. Even if the condo unit is on the 5th floor, the radon disclosure is required.
How can I change from quarterly billing to annual billing?
The only time of year a member may switch from quarterly billing to annual billing is in April. Please call 630-324-8400 and ask to speak to someone in the accounting department.
How do I cancel a class that I signed up for, with MORE?
Cancellation requests must be in writing or voice mail: Prior to 48 hours of class - credit issued or a refund. Within 48 hours of class - credit or refund minus a $10 cancellation fee. No refund or credit once a class begins.
What is the easiest way to obtain a roster with email addresses for North side agents
In past years, you were able to log onto MLSNI and pull a list of e-mail addresses. Because of the high number of complaints, MLSNI (now MRED) disabled that function. You may be able to log onto either IAR's website or NAR's website to pull a list of e-mail addresses.
Is E & O Insurance mandatory?
No, E & O Insurance is not mandatory however it is highly recommended that members purchase it.
