45-Hour Post-Licensing Course

The 45-Hour Post-Licensing course is designed to move your career in the right direction.  The 45 hours are taught in three separate 15-hour courses:

  1. Risk Management 
  2. Brokerage Principles 
  3. Transactional Issues 
  • If you’re a Mainstreet REALTOR®, your required coursework started when you attended JumpStart.

If you take the remainder of the courses through Mainstreet and Illinois REALTORS®  you will receive 7.5 hours of the required 15 by attending JumpStart.  If you choose to take your 45-Hour course from another school, JumpStart does not count towards your 45 hours.

To complete the 45 hours you need to do the following 5 days:

Risk Management and Brokerage Principles – 3 Days

Day one is the remainder of what was started in JumpStart – Risk Management.  Days two and three complete the Brokerage Principles 15- hour requirement.  In this session we will cover:

  • Company policy
  • Earnest money
  • Elements of contracts
  • Harassment prevention
  • Building market knowledge
  • Marketing and advertising
  • Business development and goal setting

These were covered in JumpStart – we will re-visit where necessary:

  • Agency Workshop
  • Fair Housing
  • Disclosures
  • Antitrust 

 Transactional Issues – 2 Days

This 2-day course is also required and will cover:

Working with sellers

  • Doing a CMA
  • Successful seller counseling session
  • Pricing

Working with Buyers

  • Qualifying
  • First meeting
  • Buyer counseling
  • Showing property

Negotiating

  • Submitting offers
  • Confidentiality
  • Multiple Offers
  • Strategies for buyers’ market
  • Strategies for sellers’ market
  • Using an escalation clause

From Contract to Close

  • Home inspection issues
  • Appraisal issues
  • Agents roll in getting contract to close

Lynn is the owner of Lynn Madison Seminars, a full-service training and development company devoted to the advancement of professional in real estate.  Lynn has been the speaker at the NAR convention for over a decade and has spoken to REALTORS® in over 30 states.  Lynn has been active in developing and delivering Illinois' continuing education programs since 1992.
